TIMBER SALES

Generations of growth are amassed in a mature stand of timber. Much is at stake when managing a once-in-a-lifetime investment. Several limiting factors such as tree size, quality, and specie variables can effect your timber.

Once we determine the marketability of your tract, other factors remain to be considered before selling your timber. Tate & Associates will perform a timber cruise to establish the volume, quality, and current market value of your tract.

There are regional and sometimes national factors effecting your timber sale, including the current timber market, demands and trends of the industry, logistics of the tract to the mill, and the competitive bidding market.

REFORESTATION

FOREST MANAGEMENT PLANS

Charles L. Tate, Jr. & Associates can prepare a customized forest management plan describing the condition of your forest land by identifying tree species, size, volume, and quality. We will recommend what management practices are necessary to optimize forest growth, maximize profits, and to ultimately achieve the landowner’s objectives. We will develop our management plan from your actual “stock-n-stand” inventory where potential growth rates are projected for financial planning. We will then prepare a timber-type map outlining each stand, soil series profile map depicting suitable versus unsuitable for growth yield, and an aerial photo illustrating stands, streams, and roads. By implementing a forest management plan, we can qualify your tract for various financial savings programs such as:

I. COST-SHARING PAYMENTS

  • Federal and state financial incentive programs for timber management practices by providing reimbursements, tax incentives, tax credits and deductions.

II. PROPERTY TAX RELIEF - FORESTRY PRESENT-USE PROPERTY TAX PROGRAM

  • This use-value is the forest land value, based solely on its ability to produce income, assuming a certain level of management.
  • The program is available to qualified North Carolina landowners. This program does vary across the state.
